Our pre-pour inspection is performed after the foundation components have been installed but before the concrete is poured. We inspect the visible foundation preparation, including the formwork, reinforcement and post-tension cables, plumbing and other penetrations, vapor barrier, grade beams and trenches, supports and chairs, and the general condition and placement of the components.
When the engineered foundation plans are available on site, we use them during the inspection to compare the visible installation with the specified design and details. Builders often do not provide electronic copies of the engineered plans to third-party inspectors, so we recommend having the plans available on site whenever possible.
Following the inspection, we provide a detailed, photo-documented report identifying any concerns found, so it can be provided directly to the builder before the pour. This report is provided on the same day as your inspection. The inspection is based on the visible conditions at the time and is intended to provide an independent third-party evaluation before these components are permanently concealed by concrete.

They are not required, but they make the inspection stronger. With the plans on site we can compare the installation with the specified design. Builders rarely send plans to third-party inspectors, so ask your builder to leave a set at the site.
