What We Inspect
A Buffalo Property Inspections home inspection is a full, visual evaluation of the home’s major systems and components, performed to the Texas Real Estate Commission (TREC) Standards of Practice. Here is what we look at on every inspection.
Every inspection covers these areas
We evaluate the readily accessible systems and components and document their condition with clear photos in a same-day digital report.
Structure & Foundation
Foundation type and performance, framing, floors, walls, and ceilings, with attention to the movement common on North Texas expansive-clay soils.
Roof
Roof covering, flashing, vent boots and penetrations, drainage, and visible signs of wear, damage, or leaks.
Exterior & Grading
Siding and trim, doors and windows, walkways, and the grading and drainage that direct water away from the foundation.
Electrical
Service panel and breakers, wiring, outlets and switches, and GFCI and AFCI protection where required.
Plumbing
Supply and drain lines, water heater and TPR valve, fixtures and functional flow, and visible leaks or corrosion.
Heating & Cooling
Heating and air conditioning equipment, condensate drainage, and ductwork, tested for basic operation in the DFW heat.
Attic, Insulation & Ventilation
Attic access areas, insulation levels, ventilation, and improper vent terminations that can trap moisture.
Interior
Walls, ceilings, floors, stairs, windows and doors, and safety items such as smoke and carbon monoxide alarms.
Built-in Appliances
