Home inspections are visual, non-invasive evaluations performed to the TREC Standards of Practice, limited to visible and accessible areas. An inspection is not a warranty or guarantee against future failures.
Payment is due at the time of service unless otherwise agreed upon in writing. We accept the approved payment methods listed on our website and may withhold the inspection report until payment is received. Promotional codes such as SAVE25 apply only to online bookings and cannot be combined unless stated.
We reserve the right to charge a cancellation fee for inspections canceled without adequate notice. Please notify our office promptly if you need to reschedule or cancel.
Reports are prepared for the named client only and may not be relied upon or distributed to third parties without our written consent.
To the maximum extent permitted by law, Buffalo Property Inspections’ liability is limited to the fee paid for the inspection. We disclaim responsibility for hidden or latent defects, future failures, environmental hazards (unless contracted separately), and the cost of any repairs.
Clients are encouraged to attend the inspection. You are responsible for reviewing the inspection report in full and making informed decisions about repairs, negotiations, or further evaluations.
These Terms of Service are governed by the laws of the State of Texas. Any disputes will be resolved in the appropriate state or federal courts located in the State of Texas.

We may update these terms from time to time. Continued use of our website or services after changes are posted constitutes acceptance of the updated terms.
